    The house is wonderful- it’s not fancy and some of the sofas aren’t very comfy, but it is a fantastic space that has everything we need for a great holiday in a beautiful location.

  • "We have stayed with you many times and this property is certainly not your usual standard ,we have taken photos and would like to send them to you if possible."

    The property is in a wonderful location but is badly maintained and scruffy, on arrival we felt we had to wash up any items we wished to use ,,one mattress was so uncomfortable we had to carry another upstairs to put on top .The outside furniture was broken and rickety, the step down from the patio is broken and unsafe , the bedding and bathrooms we clean and tidy but the general appearance is very tired and in need of a good clean and decorating, not a 3 star and interestingly booking .com have it as 2 All other properties we have stayed in with yourselves have been marvellous and we were so disappointed

  • "Fabulous location with great views."

    The dogs loved the very large garden and chasing the rabbits, who were too canny for them luckily! The house is a bit tired but has everything you need indoors. Outside furniture. We didn’t use the games room that is a great addition for families. Towns within easy reach, by car, for all provisions. Good location for Glamis, Dundee and surrounding area.

  • "There is history and personality in this house, the artwork and all the lovely books."

    My teenager who is usually attached to her mobile.put together a pile of books, on top was a biography of Zelda Fitzgerald. I was then questioned mastermind style, not even a chance to google, didn't go well.. So she retired to her lovely room "to watch the wildlife in her chair by the window", with her pile of books. There is plenty of wildlife so we didn't see much of her! If you want a boutique style holiday home, with fluffy cushions and expensive linen, with takeaways on tap this is not the place for you. If you don't like bracing weather and getting wet, muddy feet and feeling slightly damp when out and about, definitely not the place for you. This is a cosy home (get that heating on!), with amazing views, in a lovely area, plenty to do it you are inclined. We seemed hypnotized by the views. It's so peaceful, I loved seeing my woofers looping round the house with big smiley faces. And last but certainly not least, the lovely people, particularly Bill the caretaker. who is fantastic, and helped us with a family issue we had, he couldn't have been kinder. Thank you Bill.

  • "Just had a great week at the cottage and we have even booked for later in the year."

    the games room was a great asset for when it rained (its scotland and it does rain a lot). the garden was great for archery as well as rifle shooting as a metal target box was provided. the mattress in the main bedroom is solid and i mean solid so its like sleeping on a brick but after a few nights you get used to it, the fridge and and a few cups had not been cleaned so we had to do a little washing but these are minor faults considering the price paid and also the fact that our wee pooch had a ball in such a huge garden. the caretaker bill who lives oposite the cottage is a great help and a very friendly guy, i for one enjoyed talking to him. a fish slice and a small baking tray would be handy in the kitchen, you have no chance of getting eggs out of the frying pan without a fish slice and a small baking tray for small items going into the oven. all in all this is a good property at a cheap price but should the price rise then other holiday cottages would be a better option as it is dated and a liitle uncomfortable in the bedrooms.

    Six of us spent two weeks in this wonderful house.We all felt at home instantly Yes the house is old but we loved it and the views just amazing . Located in a great place if you want peace and quiet. Also if you need anything Bill is across the road,he will always try to help, lovely man.

  • "We read all the feedback for this holiday before we booked and I am glad that we decided to ignore it and went ahead and booked anyway."

    In communication with the owner he referred to his property as " Magical " and he is correct. So what if the furniture and beds are not as comfortable as you would like them to be. If you look past all this and the negative feedback you will no doubt read with regards this property you will find that this holiday property is indeed antiquated a place stuck in time. All the books and pictures and everything else has a strange intimacy about it. The large gardens are perfect. Surrounded by apple trees. Children and dogs will absoutely love this cottage. And so will you because you will not worry about things getting damaged. We are already planning on re booking this holiday property and hope to visit it every year into the foreseeable future. Trust me and take a leap of Faith and book this property. You won't regret it.

  • "A lovely Holiday in a very quiet, very rural part of Scotland, but a short drive from Dundee, Perth, Arbroath and many places of interest."

    The cottage was comfortable and clean, and the games room was a particular favourite. The wildlife around the cottage was amazing, Deer, Buzzards, Red Kite, even what we thought was a Scottish wildcat, checked photos with Scottish wildlife trust and turned out to be a hybrid wildcat sadly.

  • "Very antiquated needs a very lot of updating and cleaning 1."

    Patio door windows need replacing as the glass has blown on all panes and obstructed us from seeing outside 2. Crockery was a complete miss-match and a lot was chipped which can hold germs 3. Red sofa was dirty old and needs replacing 4. Cream bucket chairs the covers were stained and uncomfortable 5. The carpets were dirty and need replacing 6. Downstairs bedroom needs somewhere to put your clothes there was no wardrobe or even a drawer 7. No window curtains or blinds in kitchen and it let the sun thru 8. Too many books in bedrooms which can collect dust especially for people who have asthma 9. Kitchen appliances and utility room were good and all worked 10. On the plus side the position of the house and gardens were exceptional

  • "The house is in a fantastic location,very beautiful and quiet."

    However serious improvements need to be made to the beds and lounge - every bed is extremely uncomfortable; creaky old mattresses, you could feel every spring, plus the bedding is very old, with old stains. You expect to be able to get a good night's sleep when renting somewhere. Unfortunately the lounge doesn't fare much better with the majority of seating having seen better days (again lumpy and uncomfortable). If you are renting as a large family group, the kitchen areas are great, spacious and with plenty of crockery and utensils.

  • "The cottage was set in a tranquil and beautiful location and was ideal for our visit."

    It was very well equipped and everything we needed was provided. The cottage itself is looked after by one of the owner’s neighbours who is very friendly and helpful. We thoroughly enjoyed our stay, having found the cottage very homely and comfortable with a games room that kept the children occupied when they weren’t out exploring the large, well kept garden and local area. In the evening as things settled down, we all enjoyed sitting in the living room looking out across the fields through the large double patio doors to see who could see the deer first or count the most rabbits. We are very grateful to the owners for allowing us to stay in their lovely cottage.

  • "Very happy with our stay here and would fully recommend."

    Huge house and private garden. As others have said could be doing with some upgrading but then you would expect to pay much more - we were extremely happy with the property and the dog loved the huge and interesting garden which was maintained to a very high standard for our taste (with enough left for nature to thrive) from the friendly caretaker Bill who lives in the house just over the road. Stunning views and wildlife galore - if you are prepared to look for it. We seen from the house Red Kite, numerous Buzzards, deer, hare and a stoat twice which we all viewed from the kitchen window right in the garden. From the RSPB nature reserve just along the road we seen Osprey but also Marsh Harriers - which was a first for us. Also never actually seen but obvious signs of beaver - i.e lodge which can bee seen from first hide, plus plenty of gnawed down trees. Would recommend beach at Lunan Bay which had a double entrance cave and porpoise viewable in the bay. We had an amazing holiday and would definitely return.

  • "Great location for forest walks, hiking but also visit the nearby towns."

    A great family house, spacious, the table tennis table was a bonus! Comfy beds and we'll equiped. All you need for a great family holiday. Friendly neighbors who welcomed us upon arrival and helped with a technical issue. There were a few reports regarding how rundown the place looks, however, we had a great time. We will try to go back!

    Bill was very friendly and helpful dealing with plumbing issue. Kitchen arrangement is a bit odd. Overall our second stay there was excellent. Ping-pong table a brilliant addition.

  • "In general, the property was as described - and warmer than expected."

    The stove in the living room is more for effect than warmth - and only take small-sized logs. The ping pong table and darts board were very much enjoyed. The space afforded by two fridges (one for food; one for drinks!) was also welcome. Despite some of the reviews, we found all of the seating in the living room comfortable, including the new sofa. A few small things would have made it even better: there were only three table tennis bats, and the flights kept falling off two of the darts. A full set of equipment would make it even better. And the DVD player did not have any cables to link it to the TV, or a remote control. Once we had borrowed a cable from the neighbour, we found that it does not connect to the large new TV in the living room: we had to move the smaller TV from the games room into the living room instead, and use the remote control from the upstairs TV. Nonetheless, we had a pleasant time. Although we did not see any of the promised wildlife, the views of the sun and mist rolling over the fields and distant hills was a nice change from city living.

    The only down side was only one of the sofas was uncomfortable, the beds were uncomfortable and the games had pieces missing. The flooring in places is giving way underfoot.

  • "The farmhouse is set in a gorgeous rural setting, the grounds are lovely and perfect if you don't want to venture far."

    Granted, the house needs some maintenance work, but we were warm, dry and perfectly comfortable. It is so quiet and so very restful - we even got a couple of apples from the garden to try! We loved having a morning coffee watching the tractors go by outside the patio window, honestly, we could have spent a whole day there watching the clouds and wildlife. Kirriemuir is a 10-minute drive away, with a well-stocked Co-op and takeaways (Golden Dragon and the Steeple Chippie are wholeheartedly recommended). Additionally, there are a couple of places on Uber Eats if you don't fancy driving :)

  • "The house definately needs majorly refurbishing throughout."

    However, it was very clean and we had lovely fluffy white towels and clean bedding. All the appliances were newish and there was a freezer which is not mentioned on the listing. One of the sofas was brand new. There are hundreds of books to choose from too. The play station wouldn't work and there was no charging leads for the controllers. We also couldnt find the BBQ. The garden was huge, which our dog loved and the views all around were spectacular. We saw deer, loads of birds, rabbits and a little mouse. The caretaker was lovely and checked in on us at the beginning to make sure everything was OK. We would stay again, but probably in a larger family group as the house was huge. If the house was properly refurbished it could be really amazing.

  • "One or two minor improvements."

    Small pot required for example boiling egg making gravy etc. I know it sounds silly but all the pots were very large. Also some of the plastic kitchen utensils could be replaced with stronger metal utensils.An upstairs shower over the bath would be helpful but apart from that the house is ideal and we had a great holiday.The help from the caretaker was greatly appreciated.

  • "Lovely place - spacious and comfortable."

    Stunning views from the sitting room. Kitchen arrangement is slightly odd, with some of the cooking equipment spread between two rooms. Great to have two fridges. Strange to have no coffee machine or cafetière! Table tennis a brilliant facility especially for poor weather days. Would be good to have some local maps available. Overall very happy, and have booked again for February.

  • "The cottage was perfect for us."

    Lots of out door space which we used every day, which was particularly great for our dog and for playing games outside. Loved the games room and used the table tennis table every day. The cottage was great for 6 adults and we all felt that we had plenty of break out space when needed. It was reassuring having Bill across the road from us and felt in good hands, although we didn't have any problems while staying. This was a real 'find', we would love to stay again. The view from the lounge window was stunning, especially catching a glimpse of deer wandering by.

  • "The house was very tired and out of date."

    The seats in the sitting room were very uncomfortable and one couch was unusable,, the windows were all full of condensation and could not be opened. There is only one shower for potentially 6 people and this was not clear when booking. There was a really foul smell coming from the back of the fridge and finally the patio outside the sitting room was covered in foot high weeds. This property we all felt needed updating and a lot more attention to detail. We felt it was unloved and neglected and would not recommend it. Overall we were very disappointed with it.

  • "This cottage is comfortable and is well equipped."

    It did, however have a tendency to favour style over common sense. The downstairs bedroom had an ensuite shower room with twin washhand basin - and nowhere to hang towels, except over the radiator which was only big enough to accommodate one towel. The bedroom had no storage or hanging space whatsoever. Ideally we'd have gone upstairs, but a steep open treaded staircase isn't ideal for people like me with a collection of repacement joints. (the stairs were more awkward for me than the mountains I walked up.) These are small niggles, but irritating all the same.

  • "The situation of the house is excellent for touring this beautiful area, with stunning views from the living room."

    The garden is a good size. Inside, the main bedroom is a good size with a very comfortable bed. However, the house is generally tired and badly in need of decorating. All the seating in the living room is way past its use by date with not one comfortable settee/chair. In fact, we considered coming home early because of this. The kitchen/dining space is very strange, being divided as it is into 2 areas with 2 sinks, each of which need to be used any time a meal is produced. We do realise all this is reflected in the price, but still feel its not unreasonable to expect comfortable easy chairs.

  • "The farmhouse is in a beautiful area with plenty of walks around."

    The Glen Isla area is particularly beautiful and only a few miles away. The house itself was quirky but comfortable. I loved the shelves of books (not that we really had time to read any).The outside space was great and it was really peaceful. The large windows in the lounge had a great view over the surrounding fields and distant hills. Every day there was something to see; hares, deer, rabbits and different birds. Lots of space in the house and the woodburner in the lounge was very efficient (needed still in May!). Overall we had a great week and would be happy to return.

  • "We have arrived home after a week at Brae of Airlie Farm."

    We had a wonderful time and found the property to be homely & very comfortable with enough space for a group of friends to relax. Perfectly situated to explore the Angus Glens. You MUST visit The Drovers Inn at Memus for an excellent meal that doesn’t break the bank. Bill the caretaker is just over the road if you need anything and is very welcoming.

  • "Having read the previous review I'm left wondering if this is the same cottage!"

    We were there last year and loved it so much we'd rebooked for this year before we left. Had we had our dates fixed we'd have already done the same for next year. The house is unfailingly warm and welcoming; it is comfortable and spacious. We had a hiccup with the heating, went across the road and saw Bill and he sorted it right away. We had lovely walks lochside and a glorious day at Lunan Bay. (We offset the exercise with cakes at the Wee Bear and scones at Peels Farm.) The dog loved pottering in the garden. All in all, we can't wait to get back next year.

  • "Very dirty and disapointed that a representative of Sykes felt the need to tell the owner that I was being harsh ."

    They said it was dust on pictures . No it wasn’t and I send photos of the engrained dust on appliances. They were told the heating was low , again that is not what I said . The heating was off , due to being on a timer .... in the middle of winter in Scotland . And no welcome back to say where boiler was.

  • "We have visited the Brae of Airlie farmhouse before and absolutely loved it."

    We said we'd go back and it took 3 years but we returned. It was just as lovely as we had remembered it. There were two of us and two dogs so the facilities were more than adequate for us, however it's worth noting that there is only one shower so if large groups stay, sharing would be required. The house and garden is perfect and if the owners ever wanted to sell we'd upsticks in a heartbeat! The location of the house is fantastic, within a 40 minute drive of many interesting places including Arbroath, the Cairngorms, Glamis Castle and Queens View to name just a few. Also not to be missed is the 'Wee Bear Cafe', a dog friendly cafe right near the farmhouse and a lovely place to stop for a well earned coffee and piece of cake after a walk around the reservoir. We visited in Autumn this time and were able to pick apples from the many trees in the garden. We observed deer in the field beyond and geese flying overhead as well as pheasants in the garden - such a treat. The house is in need of new glazed doors as the seals appear to have blown which affected the view from the window but still perfectly adequate. The wood burning stoves are wonderful as are the many books to read of all different genres. Overall, 10/10 in our opinion. We will definitely return, hopefully with our family.

  • "Beautiful surroundings."

    However the farm house was disappointing. Was grubby and neglected. Required a complete refurbishment to bring up to standard. Some of the mattresses, duvets and pillows were stained. Carpets and link dirty and torn. White foods were excellent.

  • "I booked this cottage knowing it was 2 star, the standard was not good, the “games” room was awful, dart board with 1 usable dart, grubby chair, a lot of the lights in the cottage didn’t have all bulbs working, all the plates had chips out of them."

    On the plus side, beautiful views and gardens, the cottage was clean, all white goods and range cooker looked like new, load of interesting books. This cottage could be gorgeous with a little bit of TLC, it really wouldn’t take much financially. Oh and one last thing the old silver cross pram with the scary porcelain doll is something that would be best removed!

    There are good bird watching sites and short walks nearby. The local small towns are easily accessed with one of Scotland's best fish and chip shops in Alyth whilst Perth, Dundee, Dunkeld, the coast and the south Cairngorm glens are all within 45mins drive.

  • "The cottage is in a lovely quiet location , with some lovely surrounding countryside."

    The cottage itself could do with some updating , the sofas in the living room could do with being replaced as they were very uncomfortable to sit on, we actually went home a day early because of this , the main bedroom the headboard was not even attached to the bed and part of the bedroom floor sagged and did not feel quite safe. There was no instructions left in the house that we could see and so struggled initially to use the cooker. I think this cottage is just a bit run down and could do with a bit of money spent on it.

  • "Lovely location, cottage very spacious and comfortable with an abundance of extremely interesting books."

    The garden was a delight even in mid October, we can only imagine how special it would be in mid summer. A very peaceful location which was ideal for children and (well behaved) pets. So much to do and so relaxing that the TV was not turned on all week although the reliable WiFi was used, mostly by the Grandchildren! The Grandchildren and adults made full use of the large games room. A true delight and we would love to return at a future date. Homely and relaxing. We spoke to Vere ( the owner) before we arrived and he could not have been more helpful. Can highly recommend for a relaxing and comfortable family holiday.

With stunning views across the surrounding farmland and hills, this Kirriemuir cottage has three bedrooms, including a ground floor twin room with Jack-and-Jill access to a shower room, which can also be accessed from the landing.

Kirriemuir is a lovely red sandstone town in the valley of Strathmore, regarded as the gateway to the Angus Glens, which offer some of Scotland's most unspoiled landscape. The town is home to the birthplace of novelist JM Barrie, creator of the much-loved children's character Peter Pan and the house is now a museum looked after by the National Trust for Scotland. A statue of Peter Pan can be found in the town. Kirriemuir also offers an Aviation Museum, Glamis Castle and the historic Pictish Stones at Meigle, while the Angus Glens offer great hill walking and climbing. With a fine variety of shops, hotels and pubs in the town and surrounding area, there is something here to suit all tastes.
