  • "A very enjoyable stay at this lovely apartment."

    Access up a very steep hill but worth it for the view. Milk tea, coffee etc was provided and much appreciated. The owner was very helpful when contacted with queries and the car park permit was great, giving parking in Barmouth and many other towns. Overall we had an enjoyable, quiet and relaxing break.

  • "We had a lovely stay, apartment is perfect for a couple, nicely appointed kitchen and bathroom (shower attachment over bath), spacious bedroom, cute chairs in sitting room with a view that you could gaze at for hours."

    Good communication with Sykes and the hosts prior to and during the stay, key collection was straightforward. Lovely to have bread, milk, eggs, juice, tea and coffee (and some treats) supplied. Amazed at how many people remark on the steep climb to the apartment - yes, it is steep, but surely it shouldn't come as a surprise? Barmouth is lovely, so much to do and everyone is so friendly.

  • "Breathtaking view over Barmouth Beach."

    However the listing did not make clear the 150 metre very steep climb to reach the apartment. Extremely difficult to drive little Fiat 500 up to drop off luggage and collect it. Apparently there is a quadbike luggage delivery service available locally that should be part of the listing. The clothes hoist, the only way to dry washing, was broken. The washing machine spin cycle did not work, which made drying clothes very hard. The knives were all blunt. The rest of our stay was comfortable and most enjoyable with lots to do In the area. We loved the view.

    Residence around the accomodation is friendly and very welcoming. Really enjoyed my stay, my only comment is that a sofa would be just the thing to crash in after climbing that hill the chairs are cute but needs a little more space.

  • "The owner, having learnt to would have to cut my holiday by a day, contacted me and suggested I could start a day early."

    I was very impressed with her kindness. I hadn’t asked for this. I ended up quickly rearranging and had my full week. The apartment was clean and warm and had fabulous views. It functioned very well for me. I had been slightly wary at having to leave the car in the car park but this worked really well and the parking permit was excellent. The owner had very kindly left milk, eggs, bread, butter and chocolates in the apartment for me but I think maybe in this day and age she should have mentioned it because many people are vegan, including me. I had to throw out some of these which is a shame. If she had mentioned it in the key collection info, I would have said thank you but not to because I don’t eat those things. The only downside was the massively steep hill to the apartment which had no vehicular access. You could barely stand on it. I don’t think it was clear on the website just how steep this was and how difficult it was to pull my case and bags of shopping up to it on the first day. Although I managed, I think it needs explaining on the website to ensure people understand and are prepared. It states that there are steps and therefore it isn’t suitable for people with mobility issues but it doesn’t make it clear or go far enough in my opinion.

As for the welcome pack, this is the norm with what welcome packs include, what I can’t understand is why you threw everything away that you didn’t eat, surely it’s worse to be so wasteful in this day and age? Most of the things that are left in the welcome pack can be kept and used again, why throw them out? As for the hill, it is stated very clearly how steep it is, and those views are not achievable from any other height. Property Owner

    Close to the centre but quiet because of the location. Good view over beach and sea. Perhaps could have done with clearer instructions on which refuse bins to use for rubbish and recycling. Kitchen equipment was good, although we could have done with another medium to large saucepan.

  • "It was a really comfortable apartment."

    We settled in quickly and soon got to know all that was on offer both in the town and on trips. The lady who looked after the accomodation was wonderfully efficient and I am sure she would have helped further if needed. As it was we had a super holiday. We can't possibly blame you that we came home fatter!

  • "The holiday was fab."

    The cottage was clean and as described - and yes, that is a very steep hill and you need to be reasonably fit to tackle it - but worth it for the amazing view. The apartment was quiet and the terrace at the side was great for sitting out with a cold drink at the end of the day. Lots to do in the area - lovely walking and scenery. The communications with the owners was brilliant. The parking permit made parking both in Barmouth, and in other places in Gwynedd easy too.

  • "Seaview Apartment certainly lived up to the name - I loved sitting in the window, watching the tides."

    It's a perfect place for one or two. Yes, it's up a pretty steep hill but it's only a 7-8 minute walk from where you park the car so it's over pretty quickly. Dinas Oleu, behind the house is perfect for walking and generally it's easy to explore Barmouth and the surrounding area on foot - don't miss the walk across the bridge for spectacular views. There were a couple of really useful books of walks in the apartment so sitting, watching the sea with a glass of wine and planning the next day's explore was just perfect.

    Welcome pack much appreciated. Very cozy cottage.. Though well reported in the advert the hill up to the apartment from the road was extremely steep especially for any elderly people. This is the sole reason would not return. Would definitely book with Sykes for other accommodation in or just outside Barmouth.

    And says fully equipped kitchen I wouldn’t call it fully equipped, as there was no freezer to store anything. Tara could also improve on her customer service skills, as she isn't the most approachable of people to deal with.

  • "Ideal location for exploring town and surrounding area."

    The 'very steep' walk up to the cottage may put off elderly folk and anybody with difficulty walking. The bath was very welcome with a constant supply of hot water - bath has a shower attachment so those that prefer showering can sit in the bath and shower (plenty of water pressure). There is a washing machine in the flat although nothing to hang washing on - perhaps speak to owner about use. Overall, we had a lovely, quiet stay in this cosy little cottage.

  • "Accurate description of the limited accessibility - VERY steep, but worth it for the tremendous view."

    This could be enhanced if the hedge was cut a few inches shorter. Only thing missing was a suitable sitting out place, we were there in the heat! Well kept flat with everything we needed including welcoming package of eggs and other edibles. Owners very pleasant and welcoming. Would certainly recommend it, though if you go out you should take everything you need for the day.

    If so you would know that it is completely unsuitable for anyone elderly/ with mobility problems. It can only be reached by hauling your luggage up an EXTREMELY steep lane. Wonderful in many respects but your description & photos give nothing like an accurate picture of the difficulty.

    Access by car was impossible - because of the steep and narrow road - so transferring luggage was difficult. Car Parking, whilst provided free of charge, was some distance away.

The property

This lovely apartment is elevated high above the town with far-reaching views over the rooftops, Barmouth Beach, Cardigan Bay and stretching as far as the eye can see.

Accessed up a steep lane, not suitable for vehicles and with several steps to the apartment itself, you’ll certainly be fitter leaving than when you arrived, but it’ll be worth it when rewarded with the superb views and welcoming apartment.

This is a perfect base for a seaside holiday for an active outdoor couple but definitely not suitable for guests with challenged mobility.

This delightful apartment, ‘on The Rock’ in Barmouth really ticks all the boxes.
