  • "All round excellent stay -4 bed home farmhouse was modern refurb'd and clean, with all you need (except a corkscrew!"

) really clean and well looked after; a few cobwebs behind tv's and ceiling of the little 1 bed annexe; (4.8/5!!) but otherwise a really good job. there was a slight drain smell in both annex ands main TV room but nothing too disagreeable for us; really spacious and room , bathrooms were very well spec'd. dog proof courtyard and opening to the paddock was really good; felt very well thought out and we enjoyed immensely our time. Swimming pool used twice was lovely also (booked private 45 mins sessions!)

  • "Lovely well appointed converted Farmhouse Sleeps 6 comfortably No downstairs toilet so something to consider for the less mobile Annexe was disappointing."

Cramped, mould on toilet wall continual bad odour. Would not have been suitable had we needed for more than 2 nights Location is great for walks. Tesco unable to locate us as they use Royal Mail postcode finder for deliveries. Pool is good. Great for the kids Date of experience: 02 December 2022

High specification throughout, everything we needed. The estate is wonderful for walks and the shop is an added bonus. Lovely staff , helpful and informative.

  • "The main house was wonderful & had everything you would every want."

The one criticism we have is the annex bedroom was very cold. As the thermostat was in the main house this had to be turned up very high to heat the annex bedroom but made the temperature in the main living accommodation uncomfortable warm. Maybe a independent heating source for this room would be a good idea. Other than that we have only good comments.

Very cool in summer heat wave. Shop on site was very useful, though expensive. Enjoyed use of the swimming pool. Would definitely stay again

  • "The accommodation was generally outstanding ."

However as feedback has been requested I would like to point out the following: My elderly mother found showering difficult without a rubberised mat( we had to put a large towel down which wasn’t ideal as it was a trip hazard) There were no towels provided for the annexe . Fully appreciating that pets are not allowed on the furniture having all white bedding and towels caused a level of stress . A certain amount of dog hair is inevitably transferred onto surfaces. We would have appreciated darker coloured linen etc. at least in the annexe . These are only meant as constructive comments. We found the location and general facilities amazing( pool etc) and thoroughly enjoyed our break after a difficult couple of years .

Was pleasantly surprised, very spacious modern home that felt like we had gone from home to home. Plenty of room for all of us live to comfortably. We had a swim which was lovely followed by walks around the estate grounds and dropping down onto Windermere. This stay could not be more perfect, a retreat for us all to relax and unwind in the country. We did archery which was fantastic and only a short 15 minute walk to the location. We ate at local pubs which were recommended by the site. The shop on site was great, catering for all needs. The only down fall which was minor was the oven didn’t have instructions and left us starving and eating chocolate and crisps on the first night. Other than that I would love to stay again. None of us wanted to leave

Visitors can wander the wealth of tiny alleyways, thoroughfares, archways and courtyards between the whitewashed 17th century houses. There are many pleasant inns, teashops, guest houses and gift shops in the village, as well as the Beatrix Potter Gallery, which houses an annually changing exhibition of the famous author’s illustrations and stories. The other famous Hawkshead enthusiast, William Wordsworth, attended the Old Grammar School in 1779-87, which still stands today, and you can visit the building where the Lakeland poet developed his love of the form, and even see the desk into which he scratched his name as a small boy! Newby Bridge is ten miles away and offers attractions such as the Aquarium of the Lakes and Windermere Lake Cruises, sailing daily between Ambleside, Bowness and Lakeside. With stunning scenery and numerous attractions within easy touring distance, Hawkshead is in an ideal location at any time of the year.
