  • "Warm, cosy and well equipped."

    Great to have a parking space and be so close to central Keswick and its facilities. A lovely space for relaxing with family and friends. It was mixed weather whilst we were away so it was lovely to come home to such a comfortable cottage and be able to dry our clothes and wash the dog!

  • "Cottage was was nicely decorated and in a great location."

    Just a few improvements to be made though, some of the glasses weren't clean when we got them out to use and there were no condiments in the house such as salt and pepper so you literally need to take everything with you. Tiny washing up liquid left for a week, so we had to buy more as well. The sour note to leave on was that the cleaner was parked up wanting to get in at quarter past 9 when check out wasn't until 10. Not very good as we felt rushed and pressured to leave.

  • "We have been coming to keswick for a weeks holiday ever year for the past 10 years and have stead in many different houses and found this a Lovely high end well equipped house in a great location 2 things to point out ."

    There was loads of restrictions on our dog ,so we felt is was not really a dog freindy house . There was a small welcome cleaning pack but had to buy more cleaning products. However we had a nice relaxing stay .

    The cottage is beautiful and very well equipped. The kitchen and living room in particular are beautifully decorated. It was ideal for a toddler as there’s a handy stair gate at the top of the stairs. The location is fabulous, just a short walk into town. We’ll definitely be coming back again!   • "The perfect holiday cottage located just a 10 minute walk from the main centre of Keswick."

    Also an ideal location from which to access endless hiking routes. Out of season there is plenty of on road parking outside the property. Fully equipped cottage with everything you could want during your holiday as well as being warm, comfortable and cosy. The house lay out suited us well, bathrooms were spotless and beautifully presented, the kitchen and dining area were clean and modern with everything we needed to prep and cook. The living room had a lovely gas fire (ideal after a cold, wet day out hiking) and we could bring muddy dogs in via the utility room to be washed off in the dog shower! Genius idea! We thoroughly enjoyed our stay at Friar's roost and would definitely book again.

    Great bathrooms with plentiful hot water, essential after a day on the fells. Dog shower and boot room an excellent addition too. Possibly, the cleanest holiday home we have ever stayed in. If you park anything other than a very small car in the private parking space, you are not able to close the gates. This was not a problem for us as we were able to park two cars right outside and never needed to move them as walking distance from both town and walks. Fabulous week, despite the weather. We would definitely return.

  • "The cottage was near to the town and local park to walk the dogs."

    The cottage had all the facilities we needed. The enclosed entrance at the back door to dry off and leave our wet things behind, was much needed as it did rain everyday which we expected. We had a wonderfully relaxing stay and will definitely be booking this cottage again.

  • "A fantastic place, well finished and everything we needed, good location for Keswick town centre access."

    Small garden but great for dog to use as secure and much outdoor space wasn’t needed due to tiring the dog around the lakes. Only one comment I would make is having the ability to open the lounge windows as these were secured with pins requiring Allen keys to open, appreciate it’s security but option would be nice. Overall brilliant experience and stay. Thanks

The property

The front door opens to this warmly welcoming home.

The spacious comfortable sitting room is presented with contemporary leather sofas arranged around the feature Lakeland stone fireplace place with a real flame gas fire.

The hallway extends to a cosy reading and seating area with WiFi and games chest.

The dining room is bright and attractive leading into the open kitchen, with views through to the patio area and small garden.

The great layout of the living accommodation makes this a very social house with plenty of space to relax and socialise.

The beautiful, well-equipped kitchen has a range of appliances and is light and airy.

To the rear of the property is a bespoke boot room with utility area, coat storage, WC and dog shower facility, ideal after returning from a muddy walk on the fells. There are three well appointed bedrooms which are attractive and comfortable.

The master has a window seat to relax on whilst admiring the views across to Latrigg.

It has a king size bed and a contemporary en-suite shower room.

Additionally, there are two further attractive bedrooms, one with a double bed and the other with twin beds.

The superb family bathroom with feature roll top bath and luxurious freestanding shower will help you to unwind after a day exploring the beautiful Lake District. Outside there is a small garden with patio area to the side of the property, which leads to a bike storage shed.

The cottage benefits from one private parking space with additional free on street parking. Just a five-minute walk from Friar's Roost is the famous market square which holds weekly fresh produce and craft markets.

There are numerous places to eat and drink, catering for informal pub lunches to fine dining.

Browse the independent shops, visit the Keswick Museum or the local 100 year old cinema.

Enjoy an evening at the Theatre by the Lake or take a stroll through Keswick's beautiful parks. A walk along to Friar's Crag provides breathtaking views of Derwentwater, where you can cruise the lake whilst watching the sun go down.

There are plenty of walk from the doorstep including Walla Crag, Ashness Bridge and the Keswick Stone Circle. You could easily park the car for the duration of your stay and have plenty to see and do without driving anywhere. If you wish to explore further afield, there are many more beautiful places, Aira Force Waterfall, Buttermere and Crummock Water, Children's trails and mountain bike routes at Grizedale Forest, Climbing routes underground slate mines and picturesque villages.

KESWICK

Bassenthwaite 7 miles, Ullswater 16.6 miles; Cockermouth 13 miles.

The popular town of Keswick is the holiday centre of the North of the Lake District and has plenty to offer the visitor at any time of year. The town boasts numerous shops and restaurants to suit all tastes, as well as offering miniature golf, excellent parks, the famous Theatre by the Lake, a charming cinema, the Pencil Museum, a climbing wall, fishing and great mountain biking opportunities, whilst the beautiful lake of Derwentwater at the head of the stunning Borrowdale Valley is only a few minutes walk from the town centre. Nearby, between Braithwaite and Buttermere is the beautiful Newlands Valley, while picturesque Bassenthwaite Lake is well worth a visit. From a gentle countryside ramble to a challenging hike up Skiddaw or the famous Catbells, there really is something for everyone. Visit Castlerigg Stone Circle, the Jennings Brewery and Mirehouse, a grand house and gardens on the shores of the Bassenthwaite Lake, or take a fabulous boat trip around Derwentwater.
